- HIRE A PROFESSIONAL REALTOR
Interview 2-3 local Real Estate Agents and choose one you
feel comfortable with, trust their opinion, and has experience
in your area.
- KNOW YOUR COMPETITION
Ask your Realtor to show you similar homes on the market
to see how your house compares: curb appeal, cleanliness,
staging and price are a few key areas to pay attention to.
- STAGE YOUR HOUSE TO SELL
Cleaning out clutter and packing up family pictures and
other decor to de-personalize your house will make it more
inviting to buyers. Your Realtor may also help with other decorating
and staging tips to help make your house stand out to
buyers.
- PRICE IT RIGHT
Glance at www.Zillow.com, consider a formal appraisal and
listen to your Realtor’s opinion. Ask for supporting information
like the average number of days it takes for similar homes
in your neighborhood to sell, what they sold for, and how your house compares.

- CREATE A FLEXIBLE SALES PLAN
No showings usually means the price is too high. No offers
usually means the price is too high. Be proactive. Decide how
long before making a price reduction. Decide the lowest dollar
amount you’re willing to accept. Having a plan in place will
help you react quickly and remain objective.
- ABSORB FEEDBACK
If several buyers make the same comments, do something
about the problem.
- OFFER INCENTIVES
Without appearing desperate, come up with a few incentive
ideas to help close the deal such as offering to pay the buyer’s
closing costs.
- TIME IS OF THE ESSENCE
Do not underestimate the first buyer. They may be the best
buyer. They may be the only buyer for a long time. Accepting
a lower price may net the seller more money in the long run.
